Welcome to the beta release of the Zi-Find platform! Below is a breakdown of the navigation structure and core functionalities currently available, based on our most recent platform walkthrough.

Navigation Menu & Features

1. Dashboard

The central hub for your operations, the dashboard provides:

• New Inquiries: View incoming interest or actions.

• Deals In Progress: Track property negotiations and activity.

• Favorite Properties: Quickly access listings you've marked.

• New Messages (Coming Soon): A dedicated messaging feature will be added in the coming weeks.

• Requested Properties & Deal Tracker: View all property requests and their current status.

• Market Insights:

  • View projected performance data by city.

  • Sort and filter top-performing short-term rental (STR) markets from the past 6 months.

2. Find Properties

Search and discover rental arbitrage opportunities nationwide.
Key tools include:

• Property Approval Status:

  • Unconfirmed

  • Pending Approval

  • Approved for Airbnb/Sublease

• Property Details:

  • Address, listing information, owner notes, and location.

  • Cashflow projections (when available).

• Filters & Sorting:

  • By criteria: price range, bed/bath count, property type.

  • By sort type: Highest Projection, Newest, Oldest, Featured, Price Low to High.

• View Listing Feature:

  • Detailed property info with access to a Calculator Analysis tool for projected expenses.

  • Direct Request Approval action for unconfirmed properties.

  • Tag display for Approved for Sublease properties.

  • Related Similar Listings shown for additional options.

3. My Inquiries

Track the status of your submitted property requests:

• Pending Approval Tab: Properties that are awaiting owner confirmation.

• Approved for Sublease Tab: Properties successfully approved and ready to lease.

• Live update feed ensures real-time deal status visibility.

4. Knowledge Base

Your help center and resource hub:

• Access support articles on subleasing, using Zi-Find, and general FAQs.

• Discover how-to guides for all current and upcoming features.

• Submit feedback and new feature suggestions directly within the portal.

5. Settings

Customize your profile and preferences:

• Update Profile & Notifications

• Set or Update Search Criteria:

  • Includes filters for State, City, Bedrooms, Bathrooms.

  • Projected Cashflow Range: Input expected monthly income.

  • Rent Range: Define preferred rental range for sourcing properties.

  • Once saved, your Find Properties page will auto-sync with these preferences to show only matching listings.

Beta Disclaimer

Zi-Find is currently in Beta Mode. This means:

• Features are being actively developed.

• Some elements may change or expand rapidly.

• Your feedback is critical, it helps shape the future of Zi-Find by reporting bugs, sharing ideas, or suggesting improvements via the Knowledge Base or Support section.
